SAN RAFAEL CORPORATE CENTER CAMPUS EXPANSION

This $72 million phased campus expansion project will include the construction of three, four-story structural steel buildings with a total of 240,000 SF as well as two multi-story parking garage structures with capacity for 900 vehicles. The buildings, designed by BAR Architects, will consist of structural steel construction with stucco exterior skin system to match the existing campus structures. The parking garages, designed by Watry Design Group, will also include exterior finishes to compliment the overall campus look and feel. The entire project, slated for completion Summer 2009, will be designed and built to achieve LEED® Gold certification.

199 EAST BLAINE, BIOTECH OFFICE BUILDING

This 180,000 SF, five-story building is being constructed in the Eastlake neighborhood to accommodate future biotech and research laboratory tenants. Shell and core construction of this project includes soldier piles, mass/structural excavation, auger cast piles, site utilities, cast-in-place concrete, shot concrete, curtain wall/cladding systems, roofing, elevators, finish work, and design-build MEP systems. The structure will include offices, labs, underground parking, and a roof top hardscape area. Construction is scheduled for 15 months with an anticipated completion date of August 2009. This project is pursuing LEED® Silver Certification.

PFIZER BBC HEADQUARTERS

BNB is providing preconstruction services for Pfizer which will include 100,000 SF in the 455 Mission Bay structures that BNB is currently building. The space will include offices, laboratories, a fitness center, eatery, computer room, and conferencing facilities. This fast-track project is slated for completion at the end of 2010.

VARIAN INFORMATION RICH DETECTION CENTER

The Varian Information Rich Detection Center project accommodates the merging of two independently operating businesses. This $18 million project consists of multiple phases that include work to both Building 1 and Building 2. The first phase completed on the Varian campus was Phase One of Building 2. This included the initial phase of voluntary seismic upgrades and 12,000 SF of lab tenant improvements. The second phase, completed April 2009, involved the construction of Building 1. The original 36,000 SF single-story building was demolished and replaced with a new 43,700 SF single-story building housing Varian’s customer application and demonstration laboratories, research and development labs, and other administrative functions. The last phase is Phase Two of Building 2. The remaining voluntary seismic upgrades, modifications to the existing building exterior, and interior renovations to the existing 40-year-old, single-story building will be constructed all while the building remains operational. The final phase on Varian’s campus is slated for completion in July 2009.

901 5TH AVENUE, LOBBY RENOVATION

The Bank of California Building is located in the heart of downtown Seattle. This $1.2 million, lobby renovation project updated the feel of the space with Rojo Alicante marble, quartered figured makore wood panels, metal panel clad security station, and flat panel monitors. All wall and ceiling surfaces were cleaned and sealed to preserve the materials and new wood paneling was installed in the elevator corridor. The project also included upgrades to the MEP systems in addition to new light fixtures throughout the lobby. About 95 of the work was completed off-hours to allow the facility to remain open during construction.

EAST JAMIE COURT, OFFICE AND LAB BUILDING

BNB provided General Contractor services to construct this signature speculative tenant project for Alexandria Real Estate Equities, Inc. Located in South San Francisco, the East Jamie Court project consists of two, four-story structures linked by a circular pedestrian plaza. Buildings 1 & 2 accommodate three floors of lab space and office space. Each building has an exterior service yard and trash enclosure as well as a full mechanical penthouse on the roof. The two buildings also feature high-end skin systems consisting of GFRC, metal panels, and curtainwall systems. The site is developed alongside the SF Baylands and includes a new section of Bayland (BCDC) Trail. The pedestrian plaza includes custom colored concrete and stone paving, seating areas, and a grand staircase leading down to the Bayland Trail. This project is LEED® Certified.

CORIXA CORPORATE HEADQUARTERS

BNB provided preconstruction and construction services for Corixa’s new corporate headquarters. This 100,000 SF project included extensive labs, work stations, and private offices. The project is located in a new mid-rise downtown office building that was still under construction during this build-out. Corixa also included master planning for future expansion to include a 13,000 SF cGMP suite.
Spectacular views from the offices are accentuated by fitted glass entry walls, sliding doors, and acoustically-built with privacy in mind. Flush with beautiful architectural finishes, these materials range from exotic Venetian plaster and imago panels to custom layered plywood accent walls. Flooring ranged from recycled Australian hardwood at common areas to colorful VCT in the laboratories.

INSTITUTE FOR SYSTEMS BIOLOGY CORPORATE OFFICES

This 65,000 SF tenant improvement within an existing five-story shell consisted of two levels of research and development labs, one level of support and corporate offices, mechanical rooms, and two levels of parking. ISB presented many challenges. It had an extremely aggressive schedule; programming began in April with an early December occupancy. The shell was new, but originally intended as a multi-tenant office building. Clear height in most areas was only 10’5”. Slabs were post-tensioned with maximum dead load capacity of 5 PSF. Vertical penetrations were essentially limited to two existing shafts. This challenge was compounded by two elements: First, offices required upgrades of HVAC capacity to 100% outside air to accommodate potential conversion to labs. Second, 25% spare capacity was added to the mechanical and electrical systems to allow for future expansion. BNBuilders completed this $16 million project 18 days ahead of the contractual completion date with limited overtime.

LEGACY ROOFING HEADQUARTERS

Situated on a two-acre site in Redmond’s Willows area, this 21,000 SF project provided the new headquarters for Legacy Roofing. Overall, the site-cast, concrete tilt-up structure included 18,000 SF of office and administrative space on the main level, 3,000 SF of mezzanine, and 10,000 SF of warehouse space. An additional 5,000 SF sub-lease space is located on the main level of the building. Site improvements associated with the project included all utilities, paving, sidewalks, fencing, landscaping, and irrigation.
