The evolution of the construction industry has produced more collaborative models where the Owner, Architect and Contractor work together from the conceptual phase and everyone takes ownership of the design, schedule, budget and quality. BNBuilders is proud to be at the forefront of delivering projects under these types of collaborative formats and they reflect many of our core values – serving as a trusted partner to our clients.


This delivery model is appealing because it allows us to get involved very early on with the project team and add value as the project is being designed. We typically provide cost estimating, site investigation, constructability analysis, value engineering, long lead procurement, and Building Information Modeling (BIM), during the preconstruction phase and serve a dual role as the General Contractor and Owner’s Construction Manager during the construction phase.


The Design-Build delivery model carries some unique nuances that make experience with this process important. Our experience with Design-Build provides an understanding of advantages to schedule, cost and design excellence.

BNBuilders’ Design-Build projects include over 2 million square feet within the last five years. Our University of California, Davis Teaching and Research Facility won the 2011 Design Build Institute of America Regional Project of the Year award. In total, our UC Davis project has won 10 regional and national awards, and has become a case study on Design-Build and Sustainability.

All of our Project Managers, Superintendents and Estimators are adept at working with owners and designers early in the design phase. We provide constructability reviews, value engineering, scheduling, and logistics planning with a goal of giving you the most competitive and comprehensive contract price you will see and an optimal schedule for delivery.


In an integrated, collaborative partnership with the client and the selected architect, we strive to make sure that the project needs come first. With an IPD approach, we have the opportunity to truly shape the project to its highest potential. The IPD model creates the framework for this to happen, but it is up to the team to build trust and consensus at every step of the process. Our team excels at collaboration.

A majority of our project experience has been as an integrated partner with our clients. The trust we have established with our client base has allowed us to collaborate through an Integrated Form of Agreement on four projects. This innovative approach to contracting sets up the framework for the project team to perform at its highest potential. Recently, our team utilized an IFOA and IPD model to deliver a project 50% quicker than a traditional project delivery model. The lean techniques employed maximized prefabrication, fostered collaboration, and saved money in the process.
